Parkva Permit.

Illustration on demo data. A guest scans the paid parking sign at Sunset Ridge Apartments, pays for tonight with Apple Pay, and her pass for 5RNT884 is active. The property has texted a resident to register his car; he scans his plate, 7KTR402, and it shows as registered. Then the patrol checks the lot: 7KTR402 Permitted, 5RNT884 Paid Visitor, 226ZZE Not Permitted. The sign, the pass, the patrol’s check, and the registered car stand together.

Digital parking permits, guest passes, and paid parking in one platform. Residents and guests sign up from their phones, every car is checked against its permit, and your office stops typing plates off forms.

Before Parkva

Still on hang tags and stickers?

Hang tags get copied, lost, or kept after move‑out, so cars that don’t belong are hard to catch. Your enforcement operator texts you at 2 AM to check.

With Parkva Permit

No more chasing registrations.

  1. Step 1: Import your residents.

Upload the rent roll or resident list you already keep.

The office’s read-back of a rent roll at Sunset Ridge Apartments before anything is saved: 202 people at 151 units, and 6 invited today, 4 by email and 2 by text.
  2. Step 2: Invite them, with your rules.

By text or email, with your car limits. Parkva reminds the rest.

A resident’s phone at 9:00 AM: Sunset Ridge Apartments’ Oct 1 text, Time to register your vehicles, and today’s reminder, each with a sign-in link. A drawing on demo data.
  3. Step 3: Residents and guests take over.

Cars, paperwork, and guest passes, from their phones.

A resident’s phone, their Sunset Ridge Apartments home: Hi, there, Unit 214, and the vehicle the property has on file, 7KTR402, Registered, in Resident Surface (A).

Keep your property management software.

Parkva works with parking lists, spreadsheets, rent rolls, and systems like these, so nobody retypes a resident list.

Move‑ins and move‑outs handle themselves.

Your rent roll sets the dates. New residents add their cars before move‑in day, and whoever’s leaving gets a week’s notice before their parking ends.

Guests park. Nobody calls the office.

Residents text a link, guests add their plates, and short‑term rental guests pay by the night. A car on guest passes most nights is listed for you to add to the unit or allow.

A resident’s own Messages thread at 8:40 PM. They text their guest the home’s guest link: Park at Sunset Ridge Apartments, with the link to register free.
A guest’s phone at 8:41 PM: Registration confirmed. Plate JXM209, Guest (D). Your free pass is valid until Fri, Oct 9, 6:00 AM.

Registered guests don’t get towed.

When a guest registers, their car goes on your platform. At 1 AM, your enforcement operator sees who’s allowed to park and who isn’t.

The Patrol tablet in the vehicle at Sunset Ridge Apartments at 9:41 PM: read 21, JXM209, a Kia Soul, reads as a guest, its plate grab, and a photo of the red car beside it.

Paid a minute ago? It shows.

Right before a tow, your enforcement operator checks the plate against your permits again, live, so a guest who paid a minute ago shows as paid. If you want, tows wait for your OK.

The Patrol tablet at Sunset Ridge: plate reads stream in from both cameras; a tap checks 226ZZE again and opens its record; 5RNT884 turns out to be a paid visitor.

Know why a car was towed.

Every warning, ticket, and tow is saved with its photos and what was on file at the time. When a resident disputes one, you can check it yourself.

The record for case ENF-000107 at Sunset Ridge Apartments: 226ZZE, No Permit. Violation identified at 9:41 PM with two photos of the plate and the car, tow approved at 10:02 PM.

The small stuff sorts itself out.

Each one used to land on your desk.

  • Documents uploaded, not dropped off.

A resident sends the registration from their phone; nobody at the desk makes a copy.

  • Residents swap in a rental.

No Saturday call, and their own car switches back by itself.

  • Residents fix a wrong plate.

Fixed by whoever knows the car, before it’s a 2 AM text.

  • Card declined, still parked.

It stays permitted while the card is retried.

  • Already covered? It says so.

The sign won’t sell residents a pass their parking includes.

  • Guest rules in one sentence.

Residents know where they stand before they invite anyone.

  • Mistyped guest passes don’t count.

Cancel one within 30 minutes and no guest stay is used.

  • A limit on long stays.

The three‑week ‘guest’ meets a rule, not an argument.

Fair parking that earns your property more.

Residents rent covered spaces by the month instead of racing for them. Guests scan the sign to buy a pass, so guest spots stay for guests. The charge shows your property’s name.
