Each line is simple arithmetic on your answers: how many spaces, how full they get, and your price. Card fees come off every charge, and what is left is your number.
Guest parking. Guest spaces, times how full they get, times the days in a month, times your average price a day. The free passes come out first.
Resident parking permits. Homes with a car, times the monthly price for the first car.
Second and third cars. Homes, times the share paying for a second car, times its monthly price, plus the same for third cars.
Event parking. Events a month, times cars an event, times the price a car.
Covered parking and garages. Spaces, times how many get rented, times the monthly price.
Reserved spaces. Spaces, times how many get rented, times the monthly price.
Spare spaces for neighbors. Spaces, times how many get rented, times the monthly price.
EV charging spaces. Spaces, times how many get rented, times the monthly price.
Registration fee. Cars registered a month (each move-in’s cars, plus cars replaced by residents who stay), times the fee. The cars already here are registered once, at the start, and that stays out of the monthly number.
Moving trucks. Moves a month, times the share of trucks that buy a pass, times the days, times the daily price.
Public parking on your road. Spaces, times paid hours a space each day, times your average price an hour, over the months people come, spread across the year.
Short-term rental guests. Homes rented short term, times the nights each is booked a month, times the average price a night.
RV, boat, and trailer spaces. Spaces, times how many get rented, times the monthly price.
Contractors and vendors. Days bought a month, times the price a day.

Card fees use Stripe’s standard US price, 2.9% plus 30¢ a charge, and we set aside 1% for refunds. Sales tax, if you charge it, goes on top.
If your spaces fill less or more than you guessed, your number could land between $3,820 and $8,130 a month.
Not profit and not a forecast: revenue after card fees, before your other costs, and before any split in your agreement.

Where does the money go when a driver pays?
The driver pays by card at the sign or on their phone. Payments run on your property’s own account, so your property’s name is on their card statement. Card fees come off first. The rest divides the moment the driver pays, the way your agreement sets it, so nobody sends anybody a bill. The property’s payout lands in the bank account the property connects. In the same step the car is marked paid for your enforcement provider, with the time it ends, so a driver who paid is never mistaken for one who didn’t.
Should residents pay for parking they already have?
Many properties include a resident’s first car and charge for what is worth more: a carport, the reserved row by the door, a second car, a guest who stays the week. Others charge a monthly permit for the first car too, which keeps every resident’s car current. That’s why resident permits aren’t picked for you. They count only if you add them. If you consider a change, Parkva shows how many cars it would touch before you save it, and your leases, your association’s documents, and any housing program rules come first. Homes with rent limits or housing assistance are not the place for it.
How does the registration fee work?
It is a one-time fee each time a car is registered at your property, at a price you set. The calculator counts it two ways. Each month, new residents register their cars as they move in, and residents who stay register the cars they replace; that is the registration line in your monthly number. When you start, every car already at the property is registered once, and that is its own figure under your total, never folded into the monthly number. A resident pays it once for each car, not every month.
Can an HOA charge visitors to park on its own road?
If the association owns the road, Parkva can price it like any lot: a sign, a rate by the hour or the day, and passes bought by phone. A visitor who pays is on the platform your enforcement provider checks against. A public street is different. It belongs to the city, so the city sets its rules there. Rules for paid parking on property open to the public vary by state, so start with your association’s documents and your lawyer. Parkva signs help drivers register, and the tow-away signage your state requires stays up beside them. A road down to the water is busiest in summer, which is why the calculator asks when people come.
Why aren’t tickets and tows in the number?
Because they aren’t parking revenue, and a property should never plan on them. This number counts only what drivers choose to pay to park: guest passes, monthly spaces, permits, and day passes. Enforcement keeps those charges fair, so a driver who pays is covered and one who doesn’t stands out. Counting fines would reward the wrong thing and give you a figure you couldn’t defend to a board or to residents. What people choose to pay to park is the number worth taking to a board.
